How selling your house to me works
No agents, no showings, no 10-page contract. Here’s exactly what happens from the first phone call to the day you get paid.
-
You call me or fill out the form
You’ll reach me directly at (916) 261-2381. If you fill out the form, I’ll call you back myself.
-
We talk about what’s going on
This is just a conversation. I’ll ask a few basic questions so I understand your situation:
- Why are you thinking about selling now?
- What kind of work does the house need?
- Is it vacant, or is someone living there?
- When do you need to be done by?
-
I come see the house
We set a time that works for you, and I walk through to see what kind of work it needs. Don’t clean or fix anything first. I want to see it the way it is.
-
You get my offer within 24 hours
I’ll send you a cash offer within a day of seeing the house. When we meet, I can show you what remodeled homes in your neighborhood sold for and how I got to my number, so nothing about it is a mystery.
-
We sign a simple two-page contract
If you like the offer, I write up a two-page contract instead of the usual 10-page California purchase agreement. It’s easy to read, and you can have family or an attorney look it over.
-
You pick the closing date
I can close in as little as 10 days, but most of the time we close on the day the owner chooses. I usually use Chicago Title in Roseville, and I keep you updated through the whole process.
Things you don’t have to do
- Make any repairs, big or small
- Clean the house or haul anything away
- Leave behind only what you choose to
- Pay agent commissions
- Pay title fees
- Deal with showings or open houses
- Wait on a buyer’s loan approval
- Move out before you’re ready
Questions sellers ask me
Will you pay full market value?
Usually not, and I’d rather be upfront about that. My offer is based on what the house will be worth after it’s fixed up, minus the cost of the work. In exchange, you skip repairs, cleanout, commissions, showings, and months of waiting. I’ll show you the numbers so you can decide what makes sense for you. And if you’d rather go for top dollar, I can list your house for you instead.
Can you list my house instead of buying it?
Yes. I’ve been a licensed California real estate agent since 1992 (DRE #01125228). If your house would sell for a lot more on the open market and you have the time, I’ll tell you, and I can list it on the MLS to help you find a buyer.
How do you come up with your offer?
I look at what remodeled homes in your neighborhood have sold for, then figure out what the house needs. When we meet, I’ll walk you through those sales and my repair estimate.
I inherited the house. Can you still buy it?
Yes. Inherited homes are some of the houses I buy most. You don’t need to clean it out or fix it up, and if you live out of the area, we can handle most of the process by phone and email.
I’m behind on my payments. Is it too late?
Call me as soon as you can. The earlier we talk, the more options there are. If there’s a sale date coming up, I can close quickly.
Gordon was the absolute best. He saved our home and kept us from foreclosure. Don’t hesitate if you need assistance give him a call.

There are tenants in the house. Do they have to move out first?
No. I buy houses with tenants still living in them, including rentals that are very outdated.
The house is full of stuff. Do I have to clear it out?
No. Take whatever you want to keep and leave the rest. That includes furniture, junk, and anything in the garage or yard.
Does it cost me anything to get an offer?
No. The call, the visit, and the offer are free, and you’re under no obligation to accept.
How do I know you’re legitimate?
I’ve been a licensed California real estate agent since 1992 (DRE #01125228), I’ve lived in Roseville since 2002, and I’ve been buying houses here since 2009. You can look up my license on the California Department of Real Estate website. I’m also a BBB member, and I close through a title company, usually Chicago Title in Roseville, so your money is handled by a neutral third party. You can also read reviews from people I’ve bought from.
Can I take time to think it over or talk to my family?
Of course. Selling a house is a big decision. Take the time you need and ask me anything.
