Sell your house fast in Roseville, CA

As-is, for cash, to a local buyer you can sit down with.

I’m Gordon. I’ve lived in Roseville since 2002, I’ve been a licensed real estate agent since 1992, and I’ve been buying and fixing up houses around Placer County since 2009. I buy houses the way they are: repairs, clutter, tenants and all. You pick the closing date.

You’ll talk to me, not a call center. No obligation, no pressure.

Houses I buy, and the reasons people sell them

Most people who call me didn’t plan on selling this year. Something changed. These are the situations I see most often.

You inherited a house

Maybe it was mom and dad’s house, it’s full of 40 years of belongings, and you live out of town. You don’t have to empty it or fix it up. Take what matters to you and leave the rest with the house.

You’re downsizing

The house got too big, the yard is too much, the upkeep never stops. I work around your move, so we close when your next place is ready, not before.

It needs major repairs

Foundation problems, an old roof, bad plumbing, a kitchen that hasn’t been touched since it was built. I’ve bought houses that needed all of it. I figure the work into my offer, so you don’t do any of it.

You’re behind on payments or facing foreclosure

I lost a couple of my own rentals to foreclosure in the 2009 crash, so I know how heavy this feels. Call me early. The sooner we talk, the more options you have, and I can close quickly if the clock is running.

Gordon was the absolute best. He saved our home and kept us from foreclosure. Don’t hesitate if you need assistance give him a call.

You have tenants or a tired rental

I buy houses with tenants still living there, even when the place is outdated or the tenants have been rough on it. I’ve had tenants destroy my own rentals. I get it.

It’s a hoarder house or has code violations

No judgment. I’ve bought hoarder homes and houses with open code violations. You don’t clean or fix anything before I make you an offer.

Houses I’ve bought and fixed up

Drag the slider to see the before and after. I like taking a house that’s become a problem and making it something the neighborhood is glad to have back.

A stripped house in Colfax, brought back

The person living in this house took the windows, the doors, even the water heater. With those gone, no bank would lend on it, so the owner couldn’t sell to a regular buyer with a loan. I bought it as-is with cash and rebuilt it. Above is the kitchen and the bathroom, before and after.

I bought this house in 2009, during the market crash, and fixed it up. Watch the walk-through before the work, then the same house after.

The house was in real bad shape and the job they did on it was just amazing! They redid a house that was in much needed repair back to beautiful again.

Two ways I can help: buy it, or list it

I’ve been a licensed real estate agent since 1992, so you’re not stuck with one option. If listing your house will put more money in your pocket, I’ll tell you, and I can list it on the MLS for you. Here’s how the two compare.

I buy it for cashI list it on the MLS for you
RepairsNone. I buy as-is.Buyers often ask for repairs or a lower price after inspection
Cleaning outLeave anything you don’t wantYou empty and clean the house
ShowingsOne visit from meOpen houses and strangers walking through
CommissionsNoneUsually a percentage of the sale price
PaperworkA simple two-page contractThe standard California purchase agreement, about 10 pages
FinancingCash. No loan to fall through. The buyer’s loan can fall apart during escrow
Closing dateYour choice, as soon as 10 daysTime on the market, then about 30 days of escrow

Not sure which is right for you? I’ll show you what homes in your neighborhood have sold for, fixed up and as-is, and walk you through the math on both options.

Gordon Cuff was my Agent when I decided to sell my home. Gordon is very low keyed however, he is very professional and efficient. I say from experience that Gordon goes the xtra mile for his clients.

I’ve been where a lot of my sellers are

I’ve been a licensed real estate agent since 1992. I got into buying fixer-uppers myself in 2009, when the mortgage meltdown hit my mortgage business hard. Since then I’ve lost rentals to foreclosure, had tenants wreck my houses, and been ripped off by contractors. So when you tell me your house has turned into a headache, I believe you.

I buy every house myself. I’m the one who walks through it, makes the offer, and keeps you updated until closing.

What sellers say

★★★★★

Gordon bought our house and made it so convenient for us. He came in, looked at everything and offered us a very very fair price. There was no “low balling” or trying to get the price down to better benefit him.
